In 2015, Frederick Construction completed one of it’s most unique design-build projects to date. Frederick Construction was hand selected due to the nature of the project and the many challenges it presented.
The project included the complete renovation and restoration of over 40,000 SF of building spaces that date back to the late 1800’s. This space included four separate building suites, with work beginning from the basement level up to the third story of each suite. Two major additions were included in the project to provide space for not only the 1st floor Wings Etc. restaurant, but for apartment space on the second and third floors.
Two of the building suites were merged together at the first-floor level to create a new Wings Etc. Restaurant. The building was gutted with the exception of the existing hardwood floors and perimeter double width brick masonry walls. The existing front and rear storefronts were completely removed up to the third floor and rebuilt utilizing materials to keep the late 1800’s historical look. New finishes included new flooring, premium grade custom millwork, wood paneling systems, wood trim, painting, aluminum storefront systems, exterior canopies and awnings, brick and limestone, acoustical ceilings, and FRP. All new mechanical, electrical, and fire suppression systems were installed throughout.
The second and third floors serve as high-end apartments. The apartments included extensive structural work, restoration of existing surfaces, new flooring, cabinets, countertops, trim, doors and hardware, and painting. New electrical, mechanical, and fire suppression systems were installed and left exposed. A new passenger elevator and stairwell addition were added for easy access to the upper-level apartments. A new gypcrete system was installed to achieve an STC Rating of 54 to reduce any noise transmission from the Wings Etc. Restaurant located below the apartments.
Frederick Construction was involved with this project from the design and budgeting phase to project closeout. Our company added tremendous value and became a leader of the project team. We worked closely with the Owner to ensure the final design and construction met the project budget needs without sacrificing the quality of the project. The project was broken into phases to allow the Wings Etc. restaurant to open as scheduled. This project is an excellent example of how Frederick Construction has earned its reputation.
